What is the minimum stay policy?
That's totally up to you! You can choose to stay for short term (less than 3 months +$50/mo) or long term.
Is there a lateness fee?
Yes. A lateness fee is charged if rent is not covered by the 4th of each month.
IS THERE A broker FEE?
No! There are no broker fees on any Cozy room rental units. We do however charge a placement fee when helping you find a full apartment to rent from our partners.
IS rent negotiable?
All of our rooms are available for a fixed price based on multiple criteria. Unfortunately, we are unable to adjust pricing on an individual basis and cannot make exceptions from the listed pricing.
is it safe living with people I've never met before?
We maintain a safe environment by making sure everyone provides valid ID or Passport before they move in and filter out tenants accordingly. You can also chat with us on the website or social media pages, where we will be happy to answer all your questions about the other roommates living in the unit.
IS an id or passport required?
A valid ID or Passport is required to move into a Cozy unit. You will be asked to provide valid ID or Passport prior to signing the agreement.
IF I RENT A ROOM, CAN I SHARE IT WITH OTHER PEOPLE?
Some apartments have rooms that are large enough to allow the occupancy of at most two people. It would depend on the apartment facilities and the current occupancy. Message us for more specifics.
I AM A LANDLORD, HOW CAN I WORK WITH COZY?
Landlords are welcome to reach out to us on our website or social media pages. We usually get back within 48 hours.
HOW DOES THE DEPOSIT WORK?
Deposits are paid upfront before you move into the room. We hold onto the deposit until your move-out date, and we have inspected your room and apartment to make sure nothing is damaged or missing.
As long as everything is in good condition and you have notified 30-days before your leave date (for Flexible stays), you will get back your deposit in full. This is not necessary for Fixed stays as you would have selected your move-out date in advance before moving in.
Deposits are returned on the 15th of next month after your move out date. For example, if your move out date is on June 30th, you will receive your deposit back on July 15th.

HOW DOES FURNISHING WORK?
All Cozy rooms come furnished with basic necessities. Most rooms include a twin size bed, desk, and storage space (either a closet, dresser, standing closet, or bureau).
Clean linens (sheets/pillow cases) and a comforter are provided standard in all Cozy units.
Where applicable, common space is furnished with a couch/sitting space, common tables, etc. Basic kitchenware (cups, utensils, and plates) are provided by Cozy. If you find anything missing when you move in just let us know and we'll be happy to send over any items deemed necessary to make your stay more awesome!
Note: certain rooms include a single size bed instead of twin size bed due to space limitations. Please message us if you have any questions about the specific furniture included in your room.

HOW DOES CLEANING WORK?
Cozy offers free weekly cleaning for all common areas in our units. This includes areas like the entryway, hallway, kitchen, and bathrooms. Cleaning supplies are not included and their cost is to be split between tenants equally.

HOW DO UTILITIES WORK?
Utilities are included in the total rent price listed on the listing and on your tenant agreement. Cozy has you covered so there's no need to worry about logistics of setting up accounts or paying bills each month.
All Cozy units include heat/electricity, water, generator, weekly housecleaning (for common areas), and high-speed WiFi. We do not currently provide cable, however residents are welcome to set up their own service if they prefer live TV over Netflix and Chill :)

HOW DO I SUBMIT A MAINTENANCE REQUEST?
If you have an existing booking with Cozy and notice something that requires the attention of the landlord or our maintenance team, you can submit a maintenance request by sending us an email at [email protected]
We provide assistance from maintenance personnel, who will work to get issues resolved within 48 hours for most issues.

HOW DO I PUT A ROOM ON HOLD?
Any Cozy room can be put on hold for five days by placing a $100 deposit.
All viewings will be put on hold during this period. After the 5 days, you can pay the remaining amount to finalize your room booking. The deadline for putting a room on hold is the 20th of the month.
If after the five days you decide to not move forward with the reservation – the $100 deposit will not be refunded. Please make sure you would like to move forward with the reservation before submitting an application.

HOW DO I BOOK / PAY FOR THE ROOM?
To finalize a booking, Renters are required to pay a deposit equal to 1 month's rent prior to moving into the apartment.
We just need the following to prepare your paperwork and finalize your booking:

We usually send invoices on the 26th of every month with a breakdown of the exact amount owed for the following month.

HOW DO I GET THE KEYS?
After the room is booked and payment is complete, you will receive your keys on your check-in date.
All Cozy spaces have locks for your privacy and security. An apartment and your room key will be handed out to you.

HOW DO SHARED BATHROOMS WORK?
Most shared Cozy units have bathrooms that are shared between roommates in the unit. For example, a bathroom in a 3 bedroom apartment is generally shared between all 3 roommates.
In some cases, a room may have a private bathroom attached to it that is not shared with the other roommates. If the room is a master bedroom for example, the bathroom attached to it is private and not shared with the other roommates. These rooms are designated on the detail page of the listing.

WHAT ARE THE HOUSE RULES?
The following rules apply to all Cozy units:
Keep the sound down after 8PM
Cozy units have multiple rooms with neighbors in the same building. It is important to respect this and keep the sound down always after 8PM.
Please note: In case of any disturbance reported by the renters or the neighbors, a noise violation fee will be charged. Please make sure to always respect the noise policy at the flat.
Parties and loud gatherings
Parties are strictly not allowed in any Cozy unit. If you have guests over, please make sure they respect this policy and keep sound down to a minimum. This includes any loud laughter on the balcony, loud music, or parties.
Being clean and tidy
Cozy provides free common area cleaning all our flats. Renters are responsible for keeping the common areas of the apartment clean. This includes cleaning your kitchen utensils and dishes after each use and keeping bathrooms clean and sanitary.
Food deliveries
If you order a delivery, please take care to always mention the apartment name on the doorbell downstairs. For example: “Manara Building – Flat 201”
Trash disposal
Please empty the trash bins in the kitchen and bathrooms routinely. You will find the Instructions for trash disposal in the kitchen.
Smoking
Smoking inside the unit is not allowed. If you are a smoker, please do so outside on the balcony. You will find ashtrays outside. If there isn't any, please let us know and we will be happy to provide them.

Guests are allowed to sleepover a maximum of 2-3 times per week. This is to keep things fair to other renters and keep the places from being overcrowded. Kindly respect this policy when moving into a place with Cozy.
Pets
Unfortunately, pets are generally not allowed in any Cozy unit. Some renters may have allergies to certain animals and many of our landlords prohibit pets in their buildings. Please check with Cozy Housing service team to see if exceptions can be allowed in the unit you're moving to. We do however strongly encourage sharing of cat videos!

Yes, all of our units have a washer usually inside the kitchen or the bathroom.

Yes, all of our rooms have a closet or some other form of storage like a dresser, or built in cabinet, etc.
can i stay less than 3 months?
Yes, but it might depend on the listing! Cozy listings can be booked for any length of time, preferably starting at two weeks and above.
CAN I smoke in the apartment?
Smoking of any kind is strictly prohibited indoors all Cozy apartments. You may smoke outside on the balconies (but use an ashtray). Smoking inside any Cozy apartment may have you evicted. Please see your agreement for more information.
CAN I know more information about the roommates? geneder, age, employment...
The vast majority of our renters are students and young professionals (early twenties to mid thirties) and are a mix of males and females. Unless stated otherwise on the listing, all Cozy apartments are shared. Message us for more specifics about the roommates in your rental!
CAN I bring my own furniture?
All standard furniture and appliances are provided by Cozy, however some renters do prefer to bring their own furnishings with them.
You are more than welcome to bring your own furniture and appliances to the Cozy residence. Cozy does not offer moving services for the existing furniture already inside the apartment so residents are responsible for coordinating and paying for moving on their own.
Many of our larger rooms are big enough for extra furniture to be added. We recommend double checking the space and layout before you decide to bring your own furniture. Feel free to reach out to our customer service team if you have more questions about how to move in your own furniture.

CAN I sublet my room temporarily?
Absolutely! If you are unavailable for a certain period of time and would like to keep your room while saving on rent, you can sublet your room with Cozy for a temporary period of time.
How does it work?
Cozy will advertise your room for the requested sublet dates and arrange for viewings of the room. In case a suitable renter is found, Cozy will deduct a 20% subletting fee for those dates and reimburse you for the remaining 80%.
For example: If your rent is $150/mo and you wish to sublet your room for 15 nights, the temporary renters' rent would be $5 x 15 = $75. Cozy will deduct $60 from your rent and charge a $15 subletting fee.

This requires a 3 month (90-day) minimum stay and an exact move-out date date given at the time of the booking.
